Plumbers for Dana Point Homes, From the Harbor to the Hills

Dana Point's plumbing is shaped by its setting. Lantern Village was laid out in the late 1920s, the harbor opened in 1971, and the newest homes sit on the Headlands above Strands Beach. Many houses are built on slopes, which affects water pressure, and everything outdoors lives with ocean air.

Water and sewer service come from the South Coast Water District. OC Plumbing Pros covers the whole city, from Capistrano Beach to Monarch Beach.

Dana Point Plumbing Problems: If This Is Happening, Start Here

The water bill jumped and the meter keeps moving

Water is escaping somewhere out of sight, often in a long line running downhill to the house. On sloped lots, the service line from the meter can be much longer than on a flat street. Leak detection ↓

The water heater is leaking or the drain pan is full

A valve, a fitting, or the tank has failed. In homes with high water pressure, a relief valve that keeps dripping is often the pressure talking, not the heater — we check both. Water heaters ↓

Pipes bang or faucets blast water

The pressure is likely too high, often from a worn pressure regulator at the main line. Common on lower-elevation hillside homes that receive strong street pressure. Water pressure ↓

The kitchen sink or shower is draining slowly

Buildup is narrowing the line. Older drain lines in Lantern Village have had decades to accumulate grease and scale. Drains ↓

Sewage is coming up in the tub

The main line is blocked. The South Coast Water District cleans its mains — the camera shows whether the problem is in your lateral or further out. Sewer ↓

Outdoor spigots or gas pipe are rusting

Ocean air is doing its work. Salt corrosion on exterior fixtures near the coast moves faster than inland, especially on gas pipe running along exterior walls. Faucets ↓

A faucet or shower valve won't stop dripping

A cartridge or seal has worn out. In homes with high pressure, parts wear faster than they should — worth checking the regulator too. Faucets ↓

You came home to a leak after time away

A running toilet or failed supply line can run for days in an empty vacation home. We work with property managers and lockboxes for access. Second homes ↓

Emergency Plumber in Dana Point, CA

When a supply line bursts, a water heater gives out, or sewage backs up into a shower, it can't wait for a convenient day. We answer nights, weekends, and holidays, tell you when we'll arrive while you're still on the phone, and handle flooding and sewage calls first.

Dana Point Plumbing Problems That Need a Plumber Today

  • Water spraying, pouring, or spreading across the floor
  • A water heater pouring water
  • Sewage rising through a shower, tub, or floor drain
  • A ceiling that's dripping or bulging
  • No water anywhere in the house
  • A gas smell (leave the home before you call)

First moves

  • Close the main shutoff. Hillside homes often have it near the pressure regulator, where the line enters the house. If it won't turn, close the valve at the meter.
  • Gas smell: step outside first, then call SoCalGas at 1-800-427-2200, or 911 if anyone is in danger.
  • Water from the street or meter box: that may belong to the South Coast Water District, so call them as well.
  • Away from home? Ask a neighbor, property manager, or housekeeper to close the main valve until we get there.

Leak Detection

A rising water bill with no visible leak is one of the most common calls we get. On a sloped lot, the line from the meter to the house can be long, and a leak anywhere along it stays hidden. We isolate sections of the system, listen with acoustic equipment, confirm with thermal imaging, and mark the exact spot — then repair it, usually on the same visit.

  • Meters that move with every fixture off
  • Leaks in long service lines across sloped yards
  • Leaks hiding under the slab
  • Irrigation leaks in terraced landscaping
  • Ceiling and wall leaks in condos and townhomes

Water Heater Repair and Replacement

When water shows up around the heater, we shut it down, trace the leak, and tell you if it's a part we can swap or a tank that's finished. In homes with high water pressure, a relief valve that keeps dripping is often the pressure talking, not the heater — we check both. Larger Dana Point homes often run tankless units or two tanks; we service and size replacements for how the household actually uses hot water.

  • Leaking tanks, valves, and connections
  • Relief valves that drip or discharge
  • No hot water or not enough
  • Tankless repair, flushing, and descaling
  • Tank, tankless, and heat pump replacements

Water Pressure Regulator Repair

Most hillside homes rely on a pressure regulator where the water line enters the house. When it wears out, full street pressure reaches every pipe, faucet, and appliance. We test your pressure with a gauge, replace a failing regulator, and add an expansion tank at the water heater when it's needed. A modest repair that protects everything downstream.

  • Banging pipes when a valve closes
  • Faucets and showers that spray too hard
  • Toilets that run and relief valves that drip
  • Regulator testing and replacement
  • Expansion tank installation

Drain Cleaning and Hydro Jetting

We clear clogged kitchen sinks, showers, tubs, laundry drains, and main lines. A drain machine handles most single clogs. When the same line keeps backing up, we send a camera through it and hydro jet it clean. Older drain lines in Lantern Village have had decades to build up grease and scale.

  • Kitchen sink clogs
  • Showers, tubs, and vanity sinks
  • Laundry and main line backups
  • Camera inspection and hydro jetting for repeat clogs

Pipe Repair and Repiping

Many Dana Point homes have been remodeled more than once, leaving a mix of old and new pipe behind the walls. We repair burst pipes and pinhole leaks the same day and look at the pipe around the failure. If a repipe is the better choice, we route PEX or copper through the attic so the slab stays intact. Lantern Village and Capistrano Beach are where we most often find old pipe tied into new.

  • Pinhole leaks and split pipes
  • Old galvanized sections hidden behind newer finishes
  • Repiping hot lines or the whole house
  • Slab line reroutes

Sewer Line Repair

When sewage backs up into a shower or tub, we clear the line first so the house is usable again. Then a camera goes through to show the cause — roots, a crack, a sag, or old pipe — and you get repair options with a price for each before any digging or lining begins. The South Coast Water District cleans and lines its sewer mains; the camera shows whether the problem is in your lateral or further out.

  • Main line clearing and camera inspection
  • Fixing roots, cracks, and low spots
  • Trenchless lining and full replacement

A toilet that runs in an empty vacation home can waste water for weeks before anyone hears it. We fix running, rocking, clogging, and leaking toilets, and install new ones — including comfort height models and toilets you've already bought.

  • Toilets that run, with new flappers and fill valves

Hillside Water Pressure in Dana Point Homes

Water pressure depends partly on elevation. Homes lower on a slope can receive much stronger pressure from the street than homes near the top of the same hill. That's why so many Dana Point houses have a pressure regulator near the main shutoff.

Signs your pressure may be too high

  • Pipes bang or knock when a faucet or washer shuts off
  • Faucets and showers spray harder than they should
  • Toilets refill on their own or run constantly
  • The water heater's relief valve drips
  • Fixtures and supply lines leak more often than they should

What we do

We test the pressure at an outdoor spigot with a gauge, replace a worn regulator, and add an expansion tank at the water heater if your system needs one. It's a modest repair that protects everything downstream from faucets to the water heater.

Plumbing for Dana Point Second Homes and Vacation Rentals

A good share of Dana Point homes aren't lived in full time. When a pipe or toilet fails in an empty house, it can run for days — and the first warning is often a water bill or a call from a neighbor.

Before you leave

  • Shut off the main water valve, or at least the water to the water heater
  • Make sure no toilet is running
  • Consider a leak sensor or automatic shutoff valve that closes the main when it detects water

When something goes wrong while you're away

  • We work with your property manager, housekeeper, or a lockbox for access
  • You get our findings, photos, and the price before any work starts
  • Repairs between guests: toilets, faucets, drains, and water heaters

Plumbing Across Dana Point Neighborhoods

Lantern Village

The oldest part of town, laid out in the late 1920s, with streets named for the colored lanterns ships once used. Many homes here have been remodeled over the years, so we often find older pipe tied into new, and sewer laterals that have seen a lot of years.

Capistrano Beach and Beach Road

Beach Road still has some of the area's original 1920s homes, with hillside neighborhoods rising above Pacific Coast Highway. Salt air takes a toll on outdoor fixtures and gas pipe, and sloped lots mean pressure is worth checking.

Dana Point Headlands and The Strand

The city's newest homes, on the bluff above Strands Beach. Calls here are mostly water heater and tankless service, fixture installs, and the occasional builder-grade part that fails early.

Monarch Beach and Niguel Shores

Gated, high-end neighborhoods with larger homes, tankless water heaters, and designer fixtures. We work with gate and HOA access requirements and keep job sites clean.

Around Dana Point Harbor

Condos, townhomes, shops, and restaurants near the marina. We handle kitchen drain cleaning, leaks between attached units, and water heater replacements in tight spaces.

South Coast Water District: What Dana Point Homeowners Should Know

The South Coast Water District provides water and sewer service across Dana Point. A few things worth knowing:

  • Service line work in 2026. The district is replacing water service lines, valves, fire hydrants, and meter boxes on several Dana Point streets, including Amber Lantern, La Serena Drive, San Mareno Place, and Orilla Road.
  • Yearly sewer lining. The district cleans, inspects, and lines sewer mains across its service area every year.
  • Desalination is planned, not running. The Doheny ocean desalination project was approved in 2022 but doesn't supply water yet.
  • Your side of the meter. Pipes on your property are generally yours to maintain. If you're unsure where the district's responsibility ends, check with them before repairs start.

Dana Point Plumbing Questions

Most Dana Point service calls fall between $150 and $400. Clearing one clogged drain usually runs $125 to $275, and a new 40 to 50 gallon gas water heater costs $1,600 to $3,200 installed. Your exact number comes before any work.

Homes lower on a hill can get strong pressure from the street, so many Dana Point homes have a regulator at the main line. If yours has worn out, pipes bang, faucets spray hard, and the water heater relief valve may drip. We test the pressure and replace the regulator if needed.

Mostly outside. Salt air speeds up corrosion on hose bibs, beach showers, exposed gas pipe, and water heater vents in open garages. Checking outdoor fixtures twice a year catches it before it turns into a leak.

Turn off the main water valve, or at least the supply to the water heater, and make sure no toilet is running. A leak sensor or an automatic shutoff valve adds protection while you're gone.

Turn off everything that uses water, then check the meter. If it still moves, water is escaping somewhere: often the long line from the meter on a sloped lot, the irrigation, or under the slab. A running toilet is the other usual suspect.

The district maintains its mains and its side of the meter. Pipes on your property are generally the homeowner's responsibility. If you aren't sure which side a leak is on, call the district, and we can locate the leak on your side.

Yes. We work in gated neighborhoods across Dana Point and follow HOA and gate access rules. Let us know the entry instructions when you call.
